This type of policy protects the homeowner from unforeseen circumstances that may cause loss or damage.

There are two type of title insurance policies:

Owner’s Policy: This type of policy protects the homebuyer. It is the best way to protect your property rights, as well as your trustees, heirs, and beneficiaries. Sellers pay a one-time fee for this policy, that protects the new owner — as well as any of their heirs — for as long as they own the home.

Lender’s Policy: This is required by the homebuyer’s lender and protects the lender’s interests. A lender’s policy lasts until the mortgage is paid in full.

Closing Costs

Traditionally, the cost of the Owner’s Policy is a cost to the Seller and is based upon the sale price of the property. The other major cost to the Seller are the costs of transfer taxes due to the State of Michigan and the local county unit of government. The Buyer’s closing costs vary by transaction, but consist predominantly of the recording fees, lender’s underwriting fees, the Lender’s Title Insurance Policy and lender’s advance to escrow.
